There is already a small pond on the property (see topo map) but the levee is in need of repair to restore it to the original acre or so size. Also, there are a number of good sites for a cabin or home that provide a panoramic view of the property.
Currently, access to the interior of this tract is by an old abandoned county road (see aerial & topo) that is in fair condition. This road will connect you a good system of interior roads/trails that are passable by ATVs that should readily assist in meeting your management & recreational goals. Direct access off of CR 701 to the interior will require a little dirt work but is very doable. And the property is surrounded Molag Timberprop, LLC, (RMK), and this 1,100+ acres provides an excellent buffer for privacy & enhanced wildlife habitat.
This is one of those properties that does not have much "eye appeal" to the casual or drive-by market but, for those with vision, patience & who are willing to put in a little sweat equity, this tract can provide you and/or your family a wonderful place to spend quality time together with nature. And, given that most landowners here in NE Mississippi tend to replant to pines, you will not only have a place that does not look commercialized, but one that should give you a solid financial return as hardwood prices move upward in the long term as expected.
