Auctioneers Note: Tracts 1-21 sell Absolute with No Minimums and No Reserves, Tracts 22-26 sell subject to seller’s confirmation. TERMS and CONDITIONS OF AUCTION:

Registration: shall begin at 9:00 A.M. (CST), an Irrevocable Bank Letter of Credit addressed to the auction company covering the amount to be bid, must accompany a valid Government issued photo ID to obtain a bidder number.

Buyers Premium: A 10% buyer’s premium will be added to the high bid to establish the total purchase price!

Escrow Deposit: 10% of the total purchase price will be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.

Buyers Broker’s Participation: (1%) of the Net Buyer’s Premium will be paid to any properly licensed broker who registers a bidder with United Country Missouri Ozarks Realty no later 48 hours prior to the auction, and represents client during the auction.

Possession: to be given upon transfer of title and payment in full of the purchase price.

Live Internet Bidding: A refundable deposit of $10,000.00 or a pre-determined amount approved by the seller on individual tracts smaller than 100 acres, must be wired transferred to United Country Lippard Auctioneers escrow account and accompanied by an Irrevocable Bank Letter of Credit addressed to the auction company covering the amount to be bid, at least 48 hours before auction date. In the event the internet bidder is the successful high bidder, their $10,000.00 cash deposit will be applied to the purchase price and be included in their escrow deposit.
