There is a large canyon called Sanderson Canyon and a large creek valley called Sanderson Creek that extends for about two miles through the ranch that provides a multitude of trees, brushes, and game habitat. On the south end of the ranch is Remington canyon which also has great bottoms and draws with scenic ridges. The trees, brush, weeds, forbes, and grasses found on the ranch provide outstanding habitat for wildlife, particularly deer, bobwhite quail, blue quail, and turkey. There is a diversity of wildlife feed on this property. The excellent tree/brush coverage includes: hackberry, mesquites, kidney wood, walnuts, catclaw, persimmon, mescats, juniper, lechuguilla, black brush, algerita, cenizo, guajilla, sotol, rosin, quayacan, ochotilla, and others. Many of these are high in protein and allow for good antler growth. Grasses include black grama, sideoats grama, hairy grama, bluestem, green sprangletop, sand dropseed, and fall witchgrass. There are no oil or gas wells on the ranch and there are no minerals available. There is a good road system throughout most of the ranch and there are no neighboring easements through this ranch. The adjoining neighbors ranch from similar size up to 15,000 acres in size.

IMPROVEMENTS: Included are 3-travel trailers in good condition capable of sleeping 2 3 people each. There is a steel storage bin, 8-corn and 4-protein feeders and approximately 7-blinds that will convey with the ranch. There is electricity provided by Rio Grande Electric Co-op that services an electric water well near the center of the ranch. The ranch is fenced and the ag-exemption is in place. There is also a decent road system through the ranch.
WATER: The current owners of the ranch drilled a new water well approximately 5 - 6 years ago that supplies water to the camp site. On the east end and west end of the ranch the current owner shares water with the neighbors for the water troughs. There are approximately 5 7 water troughs on this ranch.
GAME: There are some excellent high protein brushes such as quayacan that help in large antler growth. This ranch has good whitetail deer, turkey, mule deer, quail and dove. The owners estimate the deer population to be 30 40% whitetail deer and 60% mule deer. This is an excellent hunting ranch with big neighbors!
TAXES: Taxes are estimated to be $500 - $600 per year with ag-exemption currently in place.
