The western and norther portions of the ranch on the lower levels and along the river are in a native state and heavily covered in large oaks, pecan and other trees and brush that thrive along Texas rivers as well as grassy bottom land. All the elements are in place for an extremely productive farm and ranching operation. There are many exceptional sites to build a house along the river bluff offering views of the surrounding countryside.
I can't help but believe that the fishing and hunting has to be exceptional on this ranch, not to mention the fun that can be had by floating the river and playing on ATVs!
This ranch has been used for grazing cattle in the past several decades, but the fields have not been maintained and allowed to revert to nature. However, old roads at the edge of the fields and along the river are able to be driven. Some stretches of fence are good but other parts may need repairing and replacing. The old homestead farmhouse and outbuildings are in poor shape and have very little value. There are no water wells on the property nor is there a public water supply available. The water used by the former occupants of the old home probably came from the stock tank, the river and/or a cistern that collected rainwater. Electricity is on the property.
