San Juan River Farm consist of 143 +/- deeded acres with roughly 125 +/- acres under wheel line irrigation, 14 +/ acres of sub-irrigated bottoms. The simple, immaculate improvements masterfully amplify the aesthetics of the farm. As a result of the approximate 695 acre feet of water rights out of the San Juan River, the fertile soils have historically produced up to 700 tons of alfalfa hay depending on the rotation of planting with an average of 4 cuttings annually! Furthermore, the farm includes all necessary equipment needed to continue the operation including but not limited to multiple tractors, a swather, and hay equipment such as mowers, rakes, balers, sprayers, cultivators, seeders, discs, blades, drills, and much more! Monument Valley, Bears Ears, Gooseneck State Park, Valley of the Gods, Natural Bridges, Mesa Verde, Arches, Canyonlands and Hovenweep are just a few of the National Parks. Monuments, Navajo Tribal Parks and State Parks attract visitors due to their serenity, beauty and natural wonder. With an elevation of 4300 ft. the mild temperatures make this a great place to spend every month of the year. There are hundreds of miles of jeep trails and hiking trails. Nearby Sand Island is another great place to visit the ancient petroglyphs or to start your river rafting adventure. Bluff, Utah was nominated as one of Budget Travel Magazine’s coolest small towns.

The San Juan River Farm offers a multitude of possibilities and adventures for everyone. Location

The farm is located nearly 1 mile east of Bluff. Blanding is just shy of 30 minutes north of the property. Monticello is approximately 45 minutes north of the property. Moab is just under 2 hours north of the farm as well.
