As you enter the property from the eastern boundary, you'll pass through a nice, gated fence that opens up to a small pasture. This area currently runs a decent population of cattle and features a small pen that hasn't been used in a few years but is ready to work. The grasses on the ranch are a mixture of Bermuda, fescue, and golden marsh grass. As you move through this gently upward sloping portion of the ranch, you'll come to an area that features a small cow pond that remains wet even during drought conditions. From here, you begin to get an idea about what the northern 2/3 of the ranch offers.

Immediately before you sits a custom-built cross slough that features 900 feet of excellent waterfowl wetland from east to west and over 600 feet of excellent water from north the south. The current owner has hunted this area for years and had excellent success with the duck population that calls this area home. In addition, the water in this area as well as the browse makes it extremely popular with the buck population that moves through and settles on the ranch. The ranch includes 1/2 mile of frontage on Little River which is both a source of water and wildlife for the ranch. If you need water to flood the duck slough, then get a 90-day temporary permit and drop an intake in the river. Perhaps even more important is the flow of wildlife through the property due to the river. Waterfowl, whitetails and wild hogs all follow the river which constantly replenishes their populations on the ranch.

You'll find a picturesque trail that runs to the west in this area- moving through, you'll find a variety of cutouts and perfect shooting lanes for both deer and hog. This portion of the ranch is usually where you find the bucks hiding out-while filming, we caught a few does in the distance, which usually means the big boys aren't far away. You'll also find a few subtle elevation changes in this northern part of the ranch as you move closer to the creek that sits on the boundary. The creek is currently running low but in past years has worked as a perfect draw to pull wildlife onto the property. The combination of both open as well as wooded sections in this part of the ranch offer ultimate flexibility for how a future buyer wants to hunt the property.

For those thinking of building a cabin or home, the property features electric onsite and is ready for well water as evidenced by an old pump house on the property. The trails are well-maintained and even though the property would probably be best enjoyed on an ATV, a pickup would have no problem getting around the whole ranch.
