It was lot of hard work to make this place today what it is. Your cattle, horses, dogs and family will enjoy every bit of this property. Deer, Geese, Turkeys; they all come. We had plans of adding on another bedroom with bath in the room coming in from back door, but never got around to do it. There are several fantastic building sites uphill overlooking the pond and easy to connect to the septic and electric in case you wish to build a house. This was our plan with the kids!
We used electric fencing for cross-fence, which is also for sale, see attached list of Ag Equipment for Sale. We love the seclusion with 15 min. to Hospital and 20 min. to Walmart or Highway 69. The 2 1/4 acre pond is great for canoe and small boats. The Catfhish pond is about 3/4 acre. We used a floating turtle trap on big pond, which was the best investment ever! We do not kill the turtle, we release them by the bridge into the creek on Talawanda Rd and at time at the dam at McAlester Lake.
The Owner bought the place in 2013 for $190,000 WITHOUT any of the listed improvements! At that time the home was appraised for $195,000. At that time none of the stated improvements existed. When your review the improvement list, you will quickly recognize that even with the asking price, the current Owner is not recouping what they have put into this beautiful place. But we loved the place and still do. Our hearts are in every stone we turned, trees we removed to give space to the big trees to unfold their beauty, simply everything we done on this place was done because we love it! You can research the market, there is not a place out there in McAlester area close to town! It was a hard decision to decide selling it, but unexpected health issue and irregular, long working hours dont leave much of a choice. Just to last week we had big discussions if we will sell it or keep it!
The previous Owner had an RV hooked up on the south side of home while remodeling the house. We measured the big pond on goggle satellite and it came out to 2 1/4 acre. We opened up a great picnic area down by the pond. There is a shelter-like, native stone structure down by the pond. We were told by relatives of the ORIGINAL Owner that their Great Grandfather pumped water from the big pond to the minnow ponds. We also found a water well located by the drive-way shortly after passing over the bridge. We do not know why it is on that location and assume it had something to do when the original Owner had the minnow ponds. We removed all overgrown scrubs, young trees, etc. around the entire creek bed and started using the native stone from the land to fill the sides of the creek bed. There was a ditch to the side of the house, which was for our taste to close to the house. As we started clean-up on the ditch we notice broken lateral lines, which the previous Owner did not disclose. So we had an aerobic system installed. The Installer connected those lines to the existing standard septic tank since it was in excellent condition and was pumped in 2016 during our Ownership.
Every year there are flocks of geese and wild ducks coming to the ponds. If you enjoy waterfowl and birds, gardening, peaceful and secluded setting, this is the place youll enjoy. In the back side there are over 500 acres of timbered land owned by a Church in the City and is known as Camp Hudgens. This camp has been vacant for many years. Although we have several deer stand up we decided not to shut one and feet them in winter time well. Every year roams a 12 point buck through our property. It was tempting to shoot him, but we decided not do! He is a Majestic looking Buck.
At times we do have a few wild hogs roaming. They are coming though by the fence uphill at the big feed plot. We set snares to catch them. If you are a hunter enjoying deer and turkey, this is it. The previous Owner had 25 cattle on the land WITHOUT the land improvements. It can run more than that in the current, improved condition. We also had 3 horses and went swimming horse back in the pond, which is good exercise for the horses too! It is simply paradise with 18 min. to Walmart and 15 min. to hospital! While we have been working hard on this land, the neighborhood watch was on during the 3 years. Everybody of the elder neighbors told us how proud the original Owner would have been. He too took much pride and had passion for the land is what we have been told from neighbors and relatives living in the area. Please note: we love this place and if we could retire or have normal working hours,or the kids would been living with us; we would never sell it! This place is home, peaceful, private and every time we make improvements we feel great joy seeing the land come alive. Whoever get this place, please go fishing in both ponds. We only fished about 12 out, average of 1o pound catfish, and there are very big ones in the big pond. Can you imagine how big the ones are by now we transferred from the small catfish pond to the big one?
We hope that the next Owners will love this place as we have and will continue being a Good Stewardtof the Land. It would be shame to let it go back into overgrow and neglect.
