Stillwater is an easy drive north on Hwy 177 only 13 miles away. The ranch is accessed off of county maintained Sangre Road, only 1.5 miles south of Hwy 33. Sangre Road dead ends into the ranch and no other county roads border the ranch. There is a main ranch road that heads south into the property then angles to the ESE from the corrals. This property is well over 90% open and has been primarily sprigged in bermuda. According to the seller the ranch can carry one AU per 6-7 acres. There are some good soils in the northern and western portions of the property and sandy soils on the southern and eastern portions. The entire property appears to be in a designated flood plain.
