Property Summary:
Getaway at Dripping Springs is one of the most secluded yet still accessible properties I've had the priviledge of listing. This property is tailored for the family or group that is interested in an all around recreational tract only 55 miles from downtown Tulsa. The seller, his family and employees have been enjoying this property for 20 years. Almost 40 years ago the seller and his wife started an archery products company out of their home. As the company grew and prospered they would invite their employees and families out for picnics where they had all kinds of fun on the ranch. From hay rides to archery competitions and bon fires there were a lot of memories made through the years. However, the sellers have made the decision that it's time for someone else to embrace the opportunity to enjoy this place the way they have for so many years.
This ranch has been selectively hunted for trophy whitetails with strict attention paid to the age of those harvested bucks. Dripping Springs Lake acts as a natural barrier which limits movement to the north and forces deer to go across this property. The City of Okmulgee owns Dripping Springs Lake and they retained a buffer of land between Dripping Springs Lake and this ranch. This small buffer makes up the land on the north and west boundaries of the property. There are 2 large neighbors on the east and south, one of those is roughly 8,000 acres. The 8,000 acre neighbor is a cattle rancher and according to the seller there is very minimal hunting pressure on that neighbor. The vast prairie grasses on this large neighbor make a great sanctuary for bucks to mature and grow into their full potential. As much of the browse goes dormant in the fall many of these prairie bucks find their way to the oak covered hillsides and food plots on this ranch.
Hunting is only one highlight of this ranch, the fishing potential on nearby Dripping Springs Lake shouldn't be overlooked. Salt Creek is a feeder creek into Dripping Springs Lake and this creek is only 250 yards west of the cabin. On the north end of the property there is only about a 50 yard buffer from one corner of the property to the water on the lake. While this ranch does not have direct lake frontage the lake is very accessible.
The cabin is approximately 2,500 +/- sq ft according to tax records and currently sleeps 8. There is a master suite with its own bathroom and a guest suite also with a private bathroom. The guest suite also has a door that leads directly to one of the covered porches. There is enough room to easily increase the number of people that could sleep here. While this property has outstanding hunting, it is very suited for the simple enjoyment of friends and family. The cabin is set up with two covered porches which includes one porch that is enclosed with windows. The sellers have enjoyed many a morning drinking coffee while inside the enclosed porch and watching deer come to the feeder by the cabin.
When the seller was originally looking for a place to buy he drove the wheels off his truck looking for something that was secluded and yet had the potential for quality deer. Those characteristics still remain and if you have been looking for a place like this you know how scarce they are. If you're looking for a property with highway access right up to the cabin and lots of traffic then turn around because this place is NOT for you. However if you're looking for your own sanctuary from the world you've come to the right place. Bring your kids, grandkids and maybe even your in-laws because there's something for everyone to do at the Getaway at Dripping Springs.
