This is a good row crop farm at an affordable price. It has some older improvements and it needs some tender loving care, but the soil types are good and it will be a good producer. It has the potential to be a really nice row crop farm. It could be as much as 85% tillable with a little dozer and scraper work.
There are currently 95.72 acres of row crop land and there is an additional 29.34 acres of land that is currently in pasture and could easily be farmed. That leaves approximately 34 acres of timber, ditches, and the old building site. I would estimate that at least 15-20 acres of this could be put into production with some bulldozer work.
