General: The Double K ranch is one of the most scenic properties we have ever had in McMullen County. The ranch topography is 30% gravel ridges and 70% bottom land with big mature mesquite with elevations ranging from 250' - 370'. 90% of the ranch is covered in big virgin brush. The remaining 10% has been cleared for wildlife food plots or cattle pasture. The entire property is gently rolling and the scenery changes around every corner. The ranch has been well maintained and includes an elaborate road and cindero system for convenient hunting for quail and deer. The ranch also borders San Miguel Creek which is a main tributary for nearby Lake Choke Canyon. San Miguel Creek is lined with many giant trees including mesquite, elm and live oak. The ranch is very well watered with 11 lakes and 4 water wells.
Improvements: The ranch is well improved with a great lodge which is nested on one of the highest elevations of the ranch and provides a spectacular 20 mile view. The lodge is well maintained with 7 bedrooms, big porches, two fireplaces, and covers approximately 5,000 sf. Outside the lodge you will find big relaxing porches and a nice balcony on the second floor. There is a nice outdoor cooking area and rock fire pit for evening campfire enjoyment. The ranch also comes equipped with an equipment barn, walk in cooler, and game cleaning area. Other improvements include perimeter game fencing, 11 Atascosa Wildlife hunting blinds, protein feeders, corn feeders, elaborate main entrance, all weather interior roads, and a good set of cattle pens. We have estimated that the overall replacement costs for improvements on this ranch would conservatively run around $1,400,000. All improvements are well maintained.
Water: The ranch is very well watered with 11 lakes and 4 water wells. The well water is good quality and is pumped from the Carrizo aquifer. The wells average from 20-50 GPM. 6 of the lakes can also be supplemented from the water wells in dry times through buried 2" pvc pipe. Most of the lakes are deep and hold water very well with good clay bottoms. Several lakes are stocked with fish and trophy bass have been caught and released up to 8 lbs. There are several more creek drainage locations which would be ideal for additional lake development.
Wildlife: Double K ranch is a deer and turkey hunters paradise. Heavy brush and big creek drainages provide a serious challenge to the avid hunter. The ranch has been heavily managed for trophy whitetail deer for many years and has produced multiple trophies in the 170 - 180 class B&C. The owner estimates there are 5 bucks from 170 - 190 class that were left on the ranch in the 2009-2010 season for breeding stock to further enhance the trophy deer herd. In 2006 the owner purchased and released 12 yearling bucks from a top Texas breeder. These bucks are now 4.5 years old and showing lots of potential. There is a strong and thriving turkey population on the ranch due to ideal habitat along San Miguel Creek. There are several dove fields on the ranch and afternoon tank hunting in the area is outstanding. The 11 lakes on the ranch also provide great winter duck hunting.
Minerals: There is currently a small amount of mineral production on the ranch. The owner is willing to convey a portion of his minerals to enhance the sale of the property. This mineral conveyance will provide a monthly income to the new owner and a good opportunity for increased mineral income in the future. For more detailed information on mineral conveyance, please contact Meek Ranch Sales.
