Water: There are 4 water wells on the ranch. One of the wells is equipped with solar panels and the others have electricity. Water troughs are located near the wells. Underground water is plentiful and relatively shallow and there more then likely is irrigation volume water underground but it has not been permitted at this point. There are big creek drainages that pass through the ranch with potential to back water up through the ranch. Along the drainages are lots and lots of big Oak trees.
Vegetation: This ranch has characteristics of both the hill country, but mainly of south Texas. The brush species and the quality of the brush are excellent for wildlife habitat. Big Mesquite and Oak trees, Mountain Laurel, and Persimmon are abundant. There are many other common south Texas type brush found on the ranch including Guajillo and the Acacia’s.
Wildlife: : With continued good wildlife management, this ranch can be one envied by wildlife connoisseurs. Kinney County is a good county for the recreational and serious hunter. White-tails, hogs, dove and quail can be hunted. With the quality forage and the abundance of big Oak trees dropping acorns, there shouldn’t be a shortage of vegetation especially if you combine that with a supplement of quality protein feed.
This ranch offers some nice features that would seem to attract many types of buyers in today’s market and the price is attractive given the rising prices in ranches in general. In this business, we commonly hear that the wife prefers the Texas Hill Country but the husband wants the deer quality of South Texas. This ranch is a great compromise because of the outstanding views and building sites, plus the south Texas type brush, and the white-tail deer that are more like the South Texas brush country then of the hill country. When observing the deer, the racks, the gray cape, the chocolate antlers, and the body size are of south Texas deer. One could buy this ranch, clean it to their liking, build a home and develop the water and still be in it at a very comfortable price. This ranch seems to have attractive investment potential.
