TOPOGRAPHY
DBar6 Ranch offers vast topographical variety ranging from soft roll to dramatic elevation increase with 210 of change across the ranch. The ranch is broken into three primary regions referred to as Upper Robinson, Lower Robinson and Home Pasture offering a unique feel in each region. All regions include native grasses and mature hardwoods including live oaks, post oaks, red oaks and pecans. In addition to the hardwoods, there is plentiful mesquite and cedar coverage creating great habitat for the native wildlife.
Lower Robinson 1 and Lower Robinson 2 pastures are approximately 70 acres and 40 acres with a seasonal creek separating them and Robinson Creek to the south. These pastures are home to some of the most gorgeous oak and pecan groves on the ranch. Some clearing has been recently completed. With additional grubbing, these pastures could be easily cultivated with coastal bermuda or other desired grasses.
Upper Robinson is where you will find the dramatic elevation change and several additional seasonal creeks, rock outcrops and expansive views. Approximately 2 miles of the southwest boundary is high-fenced (owned by the neighboring property owners).
WATER
Spring-fed Robinson Creek flows 2 miles through the center of the ranch. There are 4 (possibly 5) springs on the creek creating constant water flow, even in last years drought. Robinson Creek runs all the way into Lake Granbury to the east.
There is one approximately acre spring fed tank and another approximately 1 acre pond.
There are two water wells on the property that service the house and barn. Both are estimated to be 175 deep with 20 GPM output.
