When was the last time you saw an improved waterfowl hunting area offered for sale North of the Squaw Creek National Wildlife Refuge? We’ve been selling Real Estate in the area now going on 30 yrs, and this is the 2nd time we’ve had something in this locale, and the 1st time we’ve offered anything with this caliber of amenities.
Hunting Lodge:
Completed in 2002, this 40x 65 hunting lodge offers 2600 sq ft of living space that has been built above base flood elevation according to FEMA guidelines. Additionally, it offers the same amount of space in the unfinished basement area that is at ground level. It’s a perfect mud room, & has a work bench for stringing decoys or whatever, and is complimented with a 2 car garage door & opener. It offers 6 bedrooms, a complete Kitchen, Fireplace (view 1 & view 2), and 2 full Baths. One of the six bedrooms is a Master Bedroom.
Duck Blinds:

South pit is new for the 2006 hunting season. The other two blinds are pits also, and should accommodate 4 hunters comfortably.
Grounds and Dirt Work:
Perimeter of the property is surrounded by levees. Entire parcel can be flooded. Water is piped to the shooting areas of the north and south blinds for spectacular late season hunting. Centrally, & directly east of the lodge, is another pit blind & a central pool area. Each pool has it’s own water control structure, all of which are new for the 2006 season. Additionally, each pool can be flooded independently with the control valves. Water is supplied with a propane driven engine, that is kept out of the weather, in a nice roomy pump house. The pump is rated at approximately 2000 gpm and was replaced new prior to the 2005 season. The south pool is where the owner does most of his hunting.
SOIL TYPES/ OPERATIONAL COSTS/YR
Wabash Silty Clay Loam. The easiest to flood, and keep flooded of any soil type in Holt County. With proper farming practices, Successful crops can be raised on this soil type year after year, if adequate surface drainage exists. How fortunate (for us or the ducks?) that this just happens to be the predominant soil type Northwest of the Squaw Creek Refuge Area! The hunting lodge is heated, and the pump is fueled with propane. According to the owner, each seasons propane cost has been approximately $2,500/yr. Lodge also has central air conditioning.
One half mile West of Bigelow, and 2 miles North on Hagar Drive. Property is on the East side of the road. Main entrance is at the lodge.
