While theyre not a formal Property Owners Association in that they charge no yearly dues to land owners, it should be noted that a yearly road maintenance fee is levied on residents within this subdivision. This nominal annual fee of $150.00 helps to maintain the conditions of the roads throughout the region and is a minor price to pay for the excellent driving conditions found along these hillside properties that range in elevation from 1,500 to 5,000 feet.
Additionally, in case it needs to be said, one of the best and most enviable things about these properties is their location within the Hawaiian Islands, specifically within a short walk or bike ride to the shores of South Point. The southernmost part of the United States, this area boasts a number of great beaches such as Punaluu Black Sand Beach and Papakolea Green Sand Beach.

Property Specific Notes:
This property sits along Ocean View Parkway just east of Iwalani Parkway. It has paved road access and power running along the property line. Additionally, this lot sits in a reisdential area with a nuber of nice homes nearby. It sits roughly three and a half miles north of Highway 11 (Hawaii Belt Road).
As per the original plat of this subdivision, most all of the lots in Ocean View Estates are one of three rectangular shapes: skinny, medium and wide. This is one of the medium lots with a width of 89ft across (road frontage) and a depth of 494 feet. (See Plat Map in gallery at the bottom of the page).
Given the tropical climate here, many residents get their water by using rainwater catchment systems. As Hawaii County averages 17 inches of rain each year, this is actually quite common in this region. As you'll see from the photo gallery at the bottom of this page, the neighboring property owner has a very prominant rainwater holding tank in their yard. The Hawaii Department of Health regulates the rules and permitting for such devices and along with local rainwater capture installation businesses would be an excellent resource for researching how this typically works. In accordance, helpful links have been provided at the bottom of this page.
The lava rock that covers the ground in this region is common and a number of local business specialize in bull dozing and grading these surfaces for new property owners. It should be noted, however, that before you crush lava and level a lot, you'll need a "Grubbing and Grading" permit. As this is a common situation for land owners in this region, the county should give you little resistance in acquiring this.
Attorney Closing: Anyone purchasing this property should know that Hemingway Land will be hiring an attorney to draft the conveyance documents (new deed plus supplemental docs), the costs of which are factored into the sales price and will be paid by Hemingway Land.
