Gruver, TX 79040(Hansford County)

A contiguous farm in Hansford County with excellent soils. Water is provided by four irrigation wells, three natural gas turbines and one electric submersible. Water is disbursed by two half-mile sprinklers, one brand new 2024 Zimmatic and one 1998 Zimmatic. The 2024 Zimmatic is nozzled for 700 gpm and the 1998 Valley is nozzled at 1,150 gpm for a combined total gpm of 1,850+/- or 2.26+/- gpm/irrigated acre. The irrigation wells were test pumped during the middle of summer with results of 611+/- gpm, 118+/-gpm (sub), 464+/- gpm, and 744+/- gpm. Recent pump work on the larger well shows a total depth of 727' and a static water level of 356' which makes for 371' of saturated thickness. There are an additional three irrigation wells on the farm that are not in use and their condition is unknown, but can be further explored by a new owner. The corners are in a balance of CRP, expired CRP, and dryland. The Tenant owns the natural gas engines and 1998 Zimmatic Sprinkler. The farm is currently leased to a local farmer on a crop-share basis.
