Habitat & Wildlife:
Ranch is a great multi-use property. Currently used as a weekend getaway, the property is Ag-Exempt and a cattle are being run on the property. The Ranch has approx. 65 acres of pasture along with a 8 acre field that is located on the eastern boundary. Pasture is fenced and cross fenced and kept very clean. Wildlife is abundant with Native Whitetail Deer, Turkey and Axis deer being the primary species. Property has been kept Cedar-free and there is a great population of Live Oaks on the ranch as well as some other species located along the creek bottom, such as Cedar Elm and Pecan.
Water & Electric:
The water well that services the house is on a submersible pump. There is a hand-dug well in front of the house that is grated and locked for safety. There are 3 stock tanks located on the property, as well as a creek bottom that runs across the ranch that will flow water during normal rainfall periods. It is the Brokers Opinion that this drainage would make an excellent area for a Lake site. Electricity is available at the house and there are several more building spots on the property.
