One mile west of the Gentry/Harrison County line sits a farm that dreams are made of. This 307 acre tract provides every key component to not only grow, but home range Boone and Crockett quality whitetails. While touring the farm I kept telling myself that I could not dream up a better combination of CRP, water, timber, tillable acreage, elevation changes, and overall farm access. North and south of the road provide equal amounts of food, water, cover and exceptional hunting. South of road is mainly CRP acres that are terraced and tiled. Centrally located within the CRP is a cedar and pine grove, complimented with hidden ponds and strategically placed annual food plots. Many wooded draws and fence lines lead from the southern creek bottom boundary, creating spectacular bow and rifle stand scenarios. While taking pictures, just outside of the pine grove, my photographer shouted out "shed!...

Many wooded draws and fence lines lead from the southern creek bottom boundary, creating spectacular bow and rifle stand scenarios. While taking pictures, just outside of the pine grove, my photographer shouted out "shed!" from the Ranger, and we proceeded to pick up a 65" 4-point antler.
North of the road provides a completely different, yet equally impressive makeup of terrain. Big ridges of mature, hardwood timber overlook the fertile Sampson Creek bottoms, creating some of the finest deer and turkey habitat that I have ever seen. (The long beards gobbling in the bottom fields as we unloaded really got the heart pumping.) Within the timber are pockets of cedar groves surrounding huge white oaks. A gated easement provides access to the very north end of the farm. The easement not only gives enough room for large farming equipment but makes hunting any wind scenario a breeze without disturbing the sleeping giants in the timber. Sampson Creek snakes through almost 3/4 of a mile of the farm along eastern edge. It flows year round and really adds a special dynamic to an already hardcore hunting farm. Nomadic bucks will frequently travel this corridor adding an "x" factor to the already impressive potential for harvesting trophy animals. A 32x80 metal building provides sleeping quarters and large equipment storage making this farm convenient for any absentee owner. There is a 3 bedroom home, that could serve as a hunting cabin, that will convey at no additional value.
If you have been holding out for an opportunity to own a very special recreational farm with income, this is the one. A truly magical place providing a story that will never end. To schedule a private showing or to learn more about the farm please call Bobby Oberlander at 816-392-5515.
