At 3,000 feet, you will enjoy much cooler summer temperatures... most homes only have evaporative cooling. In winter, you can expect to experience occasional snowfalls...4-6 inches is the norm with up to 12 inches possible. In any event, it doesn't stay long but while it's there you have a real winter wonderland. The 3,000 foot elevation also means you can have a real wood fireplace.
Downsides? The property has virtually no negative features. The location is at the eastern end of Squaw Valley making commute time to town a little longer...about 45-50 minutes. The winter snows can make it inconvenient at times. During a snowstorm, there can be times where you will need 4 wheel drive or chains. That's about it for negatives.
