We don't get many properties at the higher elevations and, when we do, many have access and terrain issues to deal with. This property is a bit different...it is private but it has good access and it has areas of excellent terrain. Located at the 4,500 foot elevation about 4 miles off of Highway 180, this McKenzie 40 enjoys some terrific views of the High Sierras and, in places, of the San Joaquin Valley. It has one particularly nice area where you have large pines, very gentle terrain, and a small pond. To make it even better, it already has a well. It's a great spot for a family cabin. There is also a second location at the highest portion...

There is also a second location at the highest portion of the property with nice terrain that will give you excellent views in every direction. A 4 wheel drive road has been roughed in to this area. The property has numerous springs and a second pond below the first one.
Any downsides? First, it can get up to 3 or 4 feet of snow in the winter...downside or not? Second, a lot of the land is pretty brushy. A fire went through about 6 or 7 years ago and the brush has gotten out of control since. However, the areas with the best terrain are in good shape. With a good annual brush and burn program, it won't take long to get the whole 40 acres looking good...plus you have a terrific source of cured manzanita and oak firewood that remain from the fire. Third, the nearest currently available power is about 800 feet from the property line...not a huge distance but it does add some cost to the mix. There is an alternate source much closer but will require an easement from the adjoining property...possible but not a sure thing. Finally, there is some cleanup to do at the main site by the well and pond. The fire left behind the remains of a small travel trailer that needs to be removed. There is also a steel building of about 200 square feet that needs a bit of roofing and siding work to be weatherproof. It's really not that bad...pretty solid and would provide good storage.
This is a neat property...very private and very scenic...a great place to get away from the city. And, it has plenty of room to roam. Another great feature is that it borders Forest Service land. From this property, you can take the Sampson Flat road down to the Kings River or travel other roads along the ridgetop to Delilah Lookout or back into Millwood. Great place to ride, too!
