The Dos Rios Ranch is an exceptional recreation property offering good hunting and livestock grazing opportunities. The ranch is fenced and cross fenced into two main pastures, and fences appear to be in good condition.
The majority of the western portion of the property is fairly open with a light to moderate canopy of mesquite. This land is currently enrolled in the Conservation Reserve Program (CRP) through 2023.
The eastern portion of the property is predominately defined by Beef Hollow. A live spring fed creek meanders through this portion of the property for approximately two and a half miles. In many places, this bottom appears to be sub-irrigated by springs, many of which are wide and cover a large area.
In the southwestern portion of the property another live creek, Croton Creek, flows through the ranch for over a quarter of a mile.

In all, nearly three miles of live water flow through the property. The creek bottoms are lined by canopies of willows with hackberry's and chinaberry groves being common. Several large turkey roosts are located through the creek bottoms.
Electricity is available on the property. There is an abandoned windmill on the property that has not been used in many years, however, underground water should be attainable in many areas on the ranch.

The ranch is located just east of Dickens and south of East Afton, north of HWY 82. Access is provided by a county road that dead-ends into the northwest corner of the property.
