Property Specific Notes:
The subject property is a .83 acre lot (36,000+ square feet or 83% of one acre) located just east of the 434 among the rolling hills, pinion forests and alpine meadows of the Angel Fire Chalets subdivision. It is situated along El Camino Real, a well-graded road that is maintained even in times of heavy snowfall and can be navigated by any vehicle type (though obviously larger trucks or off-road capable vehicles are recomended in the winter months).
Located in a subdivision created to encourage development, the subject property features underground utilities including power and water lines. This will serve to make it not only easier but also more affordable to construct your dream home.

Situated in a mountainous subdivision such as this, the subject property is not flat, but rather boasts a gradual slope from the road to the back end of the lot. Because of this, anyone building on this forested parcel will have an elevated position above their neighbors as well as stunning views of the surrounding Moreno Valley and the nearby Sangre De Cristo Mountains.
The Angel Fire Chalets subdivision is part of the AAFPO (Association of Angel Fire Property Owners) an organization that collects yearly dues, enforces covenants and restrictions and helps to ensure property values within the region. More than this, however, they work to build a sense of community amongst the land owners here, frequently organizing events and improvement projects. Should you have questions about the requirements or realities of membership in this POA, you can contact them directly through their website.
One of the best things about living here is what membership in this POA buys you: access to one of the premier skiing destination in America, the Angel Fire Resort. Whether you prefer the Tennis Center, Golf Course or Ski Slopes all of this and more are made available year 'round to dues-paying land owners. In fact, not only will you gain access to all of these great features, but there's also the fishing available in the Resort's Monte Verde Lake, boating and water sports at Eagle Nest Lake, hiking trails in the Carson National Forrest and mountain biking in Cimarron Canyon.
It should be noted that land in this region is almost exclusively designated for residential and not recreational use. Additionally, the homes typically built in this area tend to be more upscale six and seven figure log cabin and A-Frame homes (see photos in the gallery at the bottom of this page for examples of neighboring homes). While the AAFPO has an 'Architetural Control Committee' in charge of approving building plans, their mission statement seems to be more about maintaining property values than dictating paint swatches and conversations with them lead us to believe anyone serious about building here is unlikely to meet serious resistance. For more on this topic, restrictions and time limits on building, please view the video at the top of this page beginning at 15:36.
Given its woodland location, the AAFPO is vigiliant about preventing forest fires and works very hard to protect the homes and property of its residents. Because of this, fire hydrants have been installed throughout the subdivision and there are numerous prohibitions against fire works, fire pits and other fire hazards.
While there is plenty to see and do within the Angel Fire community, it's worth mentioning that the Taos Ski Valley, as well as the iconic artist comunity of Taos is only twenty minutes west of the subject property and offers plenty of additional activities from art galleries to wine tastings to hot air balloon rides.
