NYS Old Style Farm House with 2 large steel barns, pasture and cropland For Sale: This late 1800’s era farm house is located in a beautiful rural area of central New York. Two story, 2,036sf, wood framed, and painted cedar siding with an asphalt shingle roof on a stone foundation, describes the visible exterior portion of the house. Eleven rooms total, 4 bedrooms, 2 full baths, and a full, unfinished, ‘dry as a bone’ basement with 7’ headspace, describes the layout of the interior. Wall finishes include a combination of; painted or papered lathe & plaster, or painted drywall. Floor coverings include vinyl in the kitchen, bathrooms and laundry room and carpet throughout the rest of the house. Many rooms have textured and painted ceilings, overhead lights and ceiling fans. Purchased in 1988, it has been painted 3 times and re-roofed once about 12 years ago. A new well was drilled to a depth of 65’ in 2007 and the submersible pump installed supplies an abundance of clear, cold water. A softening system that purges the water using air removes iron. The fuel oil, hot air furnace was serviced this year, is in good working order and is the main source of heat. All of the upstairs windows have been replaced with ‘Comfort’ (50-year, transferable warranty) energy saver windows.
An appreciation for trees is very apparent as you walk around the yard and through the surrounding woods. A pair of mature sugar maples occupy the side yard, dwarfing the much younger horse chestnut, English walnut, red oak, catalpa, Norway, blue and white spruce and white pine. About a dozen trees make up the black walnut plantation and memorial of a favorite pet ‘Daisy’. Many of the sugar maple on the property, including the one named ‘Ernie’, were tapped in previous years as part of the owner’s passion for maple syrup production. Mr. Finzer was so intrigued by his hobby he wrote a book about it!
Approximately 20 tillable acres with extremely fertile soil is found to the north and east of the farm yard. This area is leased to a local farmer for $900/year and is planted to corn most years. The woods beyond the corn field are a mix of hardwoods including sugar and red maple, aspen, beech, basswood, hickory, oak, cherry, black locust, gray and yellow birch, and ash with scattered native hemlocks and white pine. Plantation softwoods planted on the property some 70+ years ago include: Norway spruce, red and scotch pine. Selective timber harvesting occurred in this portion of the woods in 2004 in response to the ice storm of 2003 and a stand improvement thinning occurred in 2014 focused on firewood removal.
Two large steel roofed and sided buildings occupy a portion of the farm yard. One, used mainly for storage, is 40’ x 100’, free span, with 3 - 14’ x 16’ doors. The other is 30’ x 80’, half garage, the other half with 2-1/2 horse stalls. Approximately one acre of fenced field adjacent to the horse barn was previously utilized as pasture by the owner’s horse. Both buildings have water and electric available to them. In past years the buildings provided the owners with extra income as leased storage space for farm equipment, cars, motorcycles, boats, snowmobiles, etc.
A small un-named tributary to Nine Mile Creek traverses the property, flowing east to west and forming a 1/3 acre pond adjacent to the White Cemetery Road before proceeding westward. The stream is protected for trout and flows year ‘round.
A few more tidbits of information are; all of the plumbing is copper, electric service to the horse barn is 450 amp, then 100 amp service to the house, all electric lines are buried, the entire farm yard has a base layer of crushed stone (a fresh layer of crushed stone was recently added to both driveways), this spring several of the yard trees adjacent to the buildings were neatly pruned, there is an existing concrete silo pad on the west side of the farm yard and the concrete septic tank is serviced every 3 years. An agricultural exemption that will reduce the taxable assessment of the property by ~$37,000 has been approved in previous years and may be re-applied for by the new owner. Some of the antique furniture in the house may be available to be purchased separately.
