This may be one of the more outstanding Deer, Quail, Dove, Hog, Turkey, and Cattle grazing ranches available on the market today. The entire ranch consists of sugar sand Oak mott country ideal for some of the best Quail habitat south Texas has to offer. The ranch is well watered and has been primarily built for a working cattle ranch and game managed for many years. The deer hunting is very good with a buck being taken in the past that scored around the 170’s.

The original ranch house is in outstanding condition and is nestled back towards the back of the ranch for extreme privacy. There are 3 bedrooms and 2 baths that are furnished, a large kitchen, dining /living room, fireplace, and covered porch. The home is surrounded by a landscaped yard and giant Oak trees. An all weather road takes you from the front gate all the way into the main ranch house and also to the hunters’ camp located closer to the front gate. Also located at the ranch headquarters is a small but comfortable guest house, large metal barn, covered horse stalls, covered dog kennels, and a complete set of working corrals. In addition to the main ranch headquarters is a hunter’s camp and it is located in such a manner so they too have privacy. The camp has an indoor and outdoor kitchen and dining area, walk in cooler, and game processing area.
There is a very nice 3 year old, 6 acre lake stocked with big Bass. A great fishing pier has been built to enhance the fishing experience. Since being developed 3 years ago, this new lake has been extensively managed to produce top quality bass fishing and the lake is now capable of yielding bass around 6 ponds. This lake is supplied by a water well producing excellent water at a rate of 75 gpm. All together on the ranch, there are 6 water wells with 3 electric and 3 of them windmills. One of those electric wells pumps 75 gallons a minute and a line is run to the big lake to supplement the water level in dryer conditions. There are other water lines that supply water to troughs for wildlife and livestock.
For big game, the ranch is loaded with White-tailed deer, hogs, and Turkey. The entire ranch is low fenced and game travels freely. One feature that is very evident while visiting the ranch is the seemingly ever present high population of Dove. Given this area though, the two main species are probably the White-tailed deer and the Bob White quail hunting. This area is highly sought after for its quail potential. Areas of the ranch are ideal for quail hunting with good dogs. The deer herd has been extensively managed for the last 10 years with some seasonal protein feeding. There is a large overhead, 2 compartment bulk feed storage system for storing corn/Milo, and protein pellets.
Not very often does a ranch come up on the market in this area because of the long history of family ranches being passed down and this one is not much of an exception. This low fenced property has been owned by the same family since about 1906! The sandy soil makes for great quail habitat and outstanding cattle grazing, but don’t loose site of the great deer hunting this ranch has to offer. The ranch is very comfortably improved with a unique but very pleasing 3 bedroom home.
The Brooks County ranch is approximately 5,941 acres located southwest of Falfurrias, Texas. From Falfurrias, take highway 281 south for about 2 miles, then west on 3066. The property is about 20 miles from highway 281 and with the exception of the last couple miles into the ranch being a county maintained all weather road, the rest of the route is paved.
