When I was taking pictures, it seemed like quail were singing “ah-bob-WHITE” from just about every piece of cover on the farm. If you don’t care to hunt it yourself, recreational leases of $20 per acre or more are common in this area. There are electric lines along the east side of the farm and public water lines are over 1 mile away. If this is more land than you need, the seller is willing to consider selling either the west 24 m/l or east 29 m/l acres, individually.
