Description

North Ranch is home to exceptional white-tailed deer and some of the best bird hunting Bobwhite quail, dove, and Rio Grande turkeys in the state. The deer herd has been managed under an MLDP-3 since 2017, and hunting has been limited to the owner's family, friends, and invited business associates. Mature whitetails measuring 160" to 190" have been harvested over the past three years. The ranch also hosts oryx, axis deer, feral hogs, and a variety of non-game species.

The Land and the Water

The land transitions from deep, rich blackland in the river bottom to strong red clay and then sandy loam. Towering pecans, Mexican sycamores, and oaks line the river, while guajillo, blackbrush, whitebrush, mesquite, guayacan, and other protein-rich brush species provide vital food and shelter for wildlife in the uplands.

As part of an ongoing brush management plan, the land has been selectively cleared and roller-chopped to improve habitat diversity and encourage growth of grasses and forbs essential to upland birds. Native grasses have been replanted where suitable.

The clear, turquoise-hued Nueces River flows through the ranch, pocked with deep blue holes ideal for swimming and fishing even during dry years. The ranch holds water rights from the Nueces.

In addition to the river, the North Ranch includes about 1.5 miles of surface water, approximately a quarter mile wide, fed by runoff and irrigation from various creeks and ponds.

To ensure consistent water availability, more than 15 miles of buried poly water lines (7.5 miles each of 2-inch and 4-inch) have been installed. The water distribution system includes eight 8-foot-diameter cement troughs with matching skirts, and two 20-foot-diameter troughs, also with 8-foot skirts.

There are four irrigation wells (120, 300, and two at 110 gal./min.), supplying two Reinke pivots (40 acres and 36 acres) that irrigate food plots typically planted in sunflowers to enhance dove hunting.

For domestic water needs, the ranch includes two solar wells, six electric submersible wells, and a 60 gal./min. well connected to a 60,000-gallon storage tank serving the headquarters.

The Living

Living at North Ranch is comfortable and stylish, with rustic elegance inspired by Mexican and Southwestern architecture. Adobe, stone, hammered metal, and wood blend to create inviting and culturally reflective spaces. Outdoor courtyards and gathering areas provide places to relax in the natural beauty of South Texas.

The 1,600-square-foot, two-bedroom, two-bath Farm House features an open-concept kitchen, eating area, and living room. The adjacent 2,500-square-foot Dog Trot guest house has four bedrooms and four baths in a layout reminiscent of historic Texas cabins.

The centerpiece is the 11,600-square-foot Barndominium. Its front third includes a commercial kitchen, dining area, living room, and bathroom, as well as four bedrooms each with a private bath, accessed via a split staircase. The remaining space stores hunting vehicles and equipment.

Other facilities include a 700-square-foot laundry and a 500-square-foot secure gun room.

The Infrastructure

The ranch includes a 700-yard shooting range with a two-story covered deck and a skeet range with five stations and an elevated pavilion.

The perimeter is high-fenced, and a 3,000-acre high-fenced enclosure within the ranch houses the oryx and some axis deer. Approximately seven miles of five-wire cedar post cross-fencing have been added.

Although the ranch hasn’t been grazed in three years, it is fully equipped for cattle, including functional working pens and well-maintained ranch roads.

Additional storage includes two equipment barns measuring 2,000 and 4,000 square feet. All furnishings and the following equipment convey with the sale: 29 Atascosa deer blinds, 31 Atascosa 500-pound corn feeders, and 32 2,000-pound protein feeders.
