WATER: This is one of the most well- watered ranches on the market. With nearly 40 tanks and 30 water wells, there is no shortage of sub-surface or surface water, with water available every 150 acres. Highlighting the surface water are several large lakes. The luxury of having abundant water wells allows for 22 of the tanks/lakes to have water piped to them. Another bonus to having such strong subsurface water is the ability to run 4 pivots. Three water wells tie in together to water 4 three-tower pivots. The pivots cover 6 different food plots ranging in size form 20-60 acres. The ranch lies over the Carrizo Aquifer so water is not an issue on the ranch. It is believed that the Carrizo is 250 - 300 ft. deep. Water is piped to tanks, lakes, water troughs, barns, lodges, pivots and main homes. Chacon Creek traverses the north part of the ranch. This creek is a major creek and runs a large amount of water during wet times. There is a pipe with valve that runs water from Chacon Creek in wet times to the 1 Mile Long Lake. Spurler Creek traverses the south part of the ranch, also providing good run off in wet times. Both creeks are linked with hackberry and elm trees, and several tanks/lakes are built along the fingers of these two creeks.

VEGETATION: The ranch has incredible brush diversity throughout. Amongst the virgin native brush you will find areas that have been selectively motted and stripped for quail, by root plowing and roller chopping. These areas provide for great quail habitat. This ranch has all the necessary browse to grow large bucks and carry an abundance of game. Larger mesquite trees are scattered throughout the open areas and the creek bottom has large elm and hackberry trees that provide nice cover and roosting sites for turkeys. Brush species include guajillo, black brush, guayacon, persimmon, white brush and many more.

WILDLIFE: This ranch is a well known hunting ranch throughout the United States, with hunters coming in from around the country for this rare experience. The ranch has been featured on Major League Bowhunter and Buck Commander television, adding to its mystique. The property has all of the necessary ingredients with water every 150 acres, great brush and food plots. Not only is this area renown of producing large bucks, it thrives from the intensive management program over the years. Only native deer are hunted on the ranch. Over the years many 170+ whitetail deer have been harvested; this year the ranch boasted a 212 B/C buck. The bird hunts are just as special due to the natural features on the ranch. The ranch harvested record amounts of dove over tanks and irrigated milo fields recently. There is an abundance of quail and, with all of the brush sculpting over the years, the ranch is very huntable for quail. Turkeys are roosting up and down the creeks and have plenty of open habitat to light down into. Bass fishing and duck hunting are also a great sport on the ranch. A 13 lb. bass was caught at the House Lake with many others weighting in over 8 lbs.

MINERALS: It is believed that a small portion of the minerals are owned under 5,061 acres north ranch, and it is believed that 50-100 % of minerals are owned under the 4,047 acres south ranch. Minerals are negotiable.
