CONSERVATION: Since 2010 the owner has worked with Texas Parks and Wildlife participating in the Managed Land Deer Program (MLDP) and is enrolled in the Conservation Option (CO). Each January, a TPW Biologist conducts a helicopter survey of the ranch and advises the owner on what management efforts need to take place that year. In addition to these efforts, for the last 5 years, the owner has hired a professional trapper twice a year to aid in predator control.
WILDLIFE: Located in Northern Zavala county, an area known to produce trophy whitetail bucks, the new owner will find whitetail deer, javelinas, turkey, dove, bobwhite and blue qual, along with a variety of typical South Texas varmint. Management efforts have been in place since 2010. Records are available to support these efforts.
2018-19 Harvest included:
-8 management bucks averaging 183 lbs.
-6 trophy bucks averaging 177 lbs.
-24 does averaging 108 lbs.
WATER: 4 water wells, several water troughs, and 2 nice size tanks provide plenty of water throughout the ranch. The ranch is situated over both the Carrizo and Wilcox aquifers.
ELECTRICITY: Electricity is provided by Rio Grande Electric.
MINERALS: Surface only sale. Currently no oil field activity.
LOCATION: Approximately 20 miles southwest of Uvalde, Texas south of Farmer Market Road 481, via an easement.
