PROPERTY DESCRIPTION: This is an impressive and well managed Texas hunting ranch with trophy whitetail deer. It is very private with a fantastic headquarters area set up for entertaining. 440+/- acres is high game fenced in 2 separate pastures being approximately 267 and 173 acres. These pastures have different deer genetics providing two high quality deer herds. There is also 65+/- acre low fenced area on the eastern side of the property with a windmill and wildlife feeder.

TERRAIN: There is over 100 feet of elevation change across the property. The headwaters of scenic Cove Creek can be found on the property and quickly becomes a deep, rocky, defined creek with a lot of character. There is also a scenic round hilltop offering impressive 360 degree views.

VEGETATION: Trees, browse, and grasses vary across the property. There are post oak flats, live oaks, cedar, mesquite, elm and a variety of other trees. Browse and native grasses that are beneficial to wildlife are plentiful. The southern portion of the ranch is more heavily wooded than the northern portion of the ranch.

STOCK TANKS: There are 3 stock tanks in the north pasture and 2 tanks in the south pasture. One of the tanks on the south pasture is approximately 2 1/2 acres when it is full. This tank has good depth, was built in deep clay, and is always an excellent source of water.

FISHERIES: Camelot Bell Bass are stocked in the larger pond below the house. Bait fish were also stocked and this body of water can provide great fishing opportunities.

CULTIVATION: There are 4 larger food plots/ cultivated fields, one of which provides excellent dove hunting. There are 4 other smaller wildlife food plots including one food plot shaped like a turkey foot (easily identified on the aerial map). The total amount of cultivated acreage is believed to be approximately 60 acres. The wildlife food plots provide beneficial nutrition for deer and other wildlife. Efforts are primarily focused on cool season food plots with native sunflower management in the dove field.

MANAGEMENT HISTORY: The coyotes and hogs have been completely eradicated from the 2 high fenced pastures. There are 2 protein feeders in each of the high fenced pastures and owner feeds Purina Antler Max 20. Owner previously had a full-time ranch manager that was great and is potentially interested in a salaried position. Cove Creek Ranch is currently involved in TPWD's Managed Lands Deer Program Level III.

HIGH GAME FENCED SOUTH PASTURE: Deer initially released were from a south Texas ranch through the TPWD's TTT program. Owners then added 5 stocker bucks with 200 B&C class genetics having 1/4 northern genetics. The oldest buck is now 11 1/2 years old. Buck: Doe ratio is 1.5 bucks: 1 doe. Deer density is 1 deer per 5 acres. There were 2 whitetail bucks harvested by bow scoring over 170 B&C in the 2014-2015 season. There are also 10 blackbuck antelope on the ranch that can often be seen from the back porch of the house.

HIGH GAME FENCED NORTH PASTURE: In 2011 there were 20 bred does released in this pasture all of which were bred to high powered trophy bucks. Genetics are from Slingblade, Cuz, Big P, Heavy, and Texas T. This pasture will have some tremendous bucks in it.

WILDLIFE: Cove Creek ranch is a prime wildlife and hunting ranch. Emphasis has been focused on the whitetail deer herds, but there are also turkey, dove, ducks, and blackbuck antelope.

FENCING: The game fencing is in excellent condition. Water gaps have been strategically built and the game fence is coyote and hog proof. On the northern pasture, the two fields are fenced with low fencing that is in good condition. There is also one cross fence and a quality set of steel working pens on the north pasture.

FEEDERS: Four 3000# protein feeders currently provide supplemental feed to the deer herd. There are also 13 broadcast corn feeders for hunting. Three nice enclosed tower stands as well as 4 great bow hunting setups are included and found throughout the property.

EQUIPMENT: This sale includes all the equipment necessary to properly operate and manage the ranch. There is a 110 hp New Holland tractor with enclosed cab and front loader, Cat Skid Steer (with enclosed cab, High Flow and 4 attachments including: tree mulcher, 6 way dozer blade, root grapple, bucket), electric Badboy Buggy and a 2010 Polaris Ranger Crew. Implements include a 10' offset plow, 14' tandem plow, seed spreader, drag, and more. There is a 10 ton overhead bulk feed bin and feed trailer to simplify filling all the feeders.

HOME: 1999 Modular home is in excellent condition and has a fantastic covered wooden deck on the back of the house overlooking the ranch. There are tremendous views over one of the food plots and the bass pond. The home has 4 bedrooms and 2 baths and the square footage is 1456+/- square feet. BARN: A nice barn is located near the house and cooking area. The barn is on a cement slab with indoor storage, work bench, roll up door, and much more. There is also an attached covered area adjacent to the deer hanger and processing area for parking a vehicle or staying out of the sun or rain.

RURAL WATER: Fort Belknap Water Supply Corporation provides water to the house and barn. There is also water to an orchard with a variety of fruit trees and a watering structure for wildlife.

MINERALS: The owner is believed to have 28% minerals and all executive leasing rights on northern portion of the property.
