Overview: Los Lagos Ranch is a quintessential East Texas ranch that harbors over 57+/- acres of surface water with the largest lake maintaining a unique crystal-clear nature. Locating 1,092+/- acres within 2 hours of DFW is becoming extremely rare especially when considering the ranch contains diverse terrain and copious amounts of surface water. The ranch is divided by a quiet blacktop county road into a north and south section being 467.54+/- acres on the south and 624.46+/- acres on the north. The well-watered ranch also contains three year-round creek systems being Dry Creek, Lake Fork Creek, and George’s Slough. Location: Los Lagos Ranch is located immediately west of the quaint East Texas town of Quitman, TX on the north and south side of County Road 2100. Conveniently, the property lies ~9.8 miles north of Mineola, ~2.75+/- miles south of the Lake Fork Dam and only ~92 miles east of downtown Dallas, TX.

Improvements: The improvements include electricity, one water well, three hay/pole barns, covered working pens and a shop.

Trees, Grasses, Forbes, and Soil: The ranch is located within the transitional area between the Post Oak Savannah region and the Oak Woods and Prairies region of East Texas. With approximately 687+/- acres of native timber, the tree species include varieties of volunteer Pine, Red and White Oaks, Post Oak, Black Oak, Hickory, River Birch, Elm, Cedar, Willow, and an abundance of native browse for deer, ducks, and a multitude of other wildlife. The ranch consists of 312+/- acres of native and improved pastures. Majority of these pastures contain an abundance of Bahia grass together with native grasses and flowers such as Little Bluestem, Common Yarrow, Black-eyed Susan, Common Bermuda grass, and bunch grasses. The pasture’s variety of plants offer a mosaic scene flooded with bright colors and smells encompassing this properties beauty. The ranch is fenced and cross-fenced into four pastures for grazing and hay production. The southern end of the property turns into a majestic bottomland full of mature hardwoods and natural sloughs. The sloughs cover roughly 25% of this 322+/- acres area and contain a plethora of natural grasses and plants that create a duck hunters paradise. Most of the property’s upland terrain is dominated by volunteer Pines and hardwoods laden in Freestone & Wolfpen fine sandy loam; while Woodtell and Manco loam can be found within the creek drainages.

Water: The main attractions of this property are two crystal clear lakes located directly North and South of each other in the Northern Central area of the property. The clarity of each of these lakes is immaculate with visibility being around 10 feet into water. These lakes are divided by a dam and cover approximately 36+/- surface acres of water, with the Northern Lake being around 19+/- acres and the Southern Lake covering 17+/- acres. The lakes are home to an abundance of Largemouth Bass, panfish, turtles, frogs, and other aquatic species. The property maintains 5 other bodies of water ranging from 0.52+/- to 1.7+/- acres plus additional 6.62+/- and 6.79+/- acre lakes. There are an additional 2.35 +/- miles of seasonal creeks and tributaries flowing through the property including Dry Creek, Lake Fork Creek, and George’s Slough which create a thriving wetland area shallow enough to attract migratory waterfowl in the fall and winter months.

Topography: This ranch’s topography undulates from North to South. The northern portion of the property is dominated by pastures and piney woods with a rolling topography. The Southern portion is predominantly flat bottomland with slight roll in its terrain. The highest point on the property is approximately 430’ ASL near the Northwest corner eventually sloping down to the lowest point just below 330’ ASL in the Southern region of the ranch.

Wildlife and fisheries: The property has been lightly hunted over the past two decades and consequently maintains a healthy White-Tail Deer, Feral Hog, and multiple small game species population. Multiple areas are present that could be easily developed into food plots and hunting areas for deer and other game. Green-Winged Teal, Wood Ducks, and other waterfowl species can frequently be found on the lakes, ponds, and sloughs throughout the property. The main lakes are established fisheries having been stocked with Largemouth Bass, panfish, and baitfish. A few of the other lakes/ponds offer great fishing in addition. All of these factors combine to open the door for you to have year-round outdoor retreat.

Livestock Production: A conservative carrying capacity estimate for commercial cattle is presently 90-110 AUs. This could be increased with proper grassland management.

Easements: The only easements known to Broker are for residential electric lines and an oil/gas pipeline on the Northeast portion of the property.

Minerals: Surface Only.

Utilities: One working water well is located on the west side of the main lakes. Power exists into the west side as well eastern portions of the ranch and along the county road provided by Wood County Electric Co-Op. The nearest rural water supply providers are the City of Quitman to the east and Golden Water Supply to the west.

Property Taxes: Most of the property carries an agricultural exemption. The 2023 tax estimates are $3,130.79 per the Wood County CAD.
