ADDED A LARGE FRONT TANK
Approximately 1 acre with a depth between 11 and 13 ft.
Specific Ranch Clearing:
Removed all the briar brush in the front left part of the property visible when entering the gate; removed about 20 dead trees, and numerous branches that had fallen, making the land look pristine and a park like setting, allowing the grass to begin growing versus its dominate state;
Repaired a fallen water gate needed to protect the front fence when the wet weather creek flows from across the county road. Build a metal hinge gate with welded members anchored in concrete;
Cut a side road on that eastern boundary going all the way back to the property rear fence, about of a mile in length and opened up a passage way around the hidden tank with access around it and into the back pasture;
Dug out the front tank near the bridge and enlarged it both in terms of width and depth;
Removed trees and debris around the horse corral making it usable;
Repaired the entire parameter fence, adding 300 plus t-post and hundreds of wood post to stabilize the fence system;
Opened up the lower western area into a picnic area by removing several 3-4 foot diameter trees that had fallen on the fence and destroyed it. Rebuilt that mid-section of fence adding a water swing gate there as well;
Removed or treated the entire western fence line of interior cedar trees and mesquite as well as front pasture cedar trees and most all of the front pasture mesquite have been eradicated;
Built a caliche road and caliche pad for future fuel storage tanks to be erected. Fuel tanks on site and ready to be placed where desired; Road goes around to the back of the shop shed and to a new a 5 bay equipment shed with a 14 foot height for future storage capabilities, if desired;
Removed the small tank near the house and rebuilt into an almost 1-1.5 acre larger tank with a 20 x 20 wooden deck with side rails and an opening for fishing once the tank is stocked. Base deck structure is built on top of 4 oil filed stem pipe welded into cross member bracing with the deck screwed into the metal 3 and 4 inch lateral angle iron; (similar to floor trusses)
Built a crushed granite walkway from near the house to this new deck and poured concrete pad to place a nice gazebo for a relaxing view to sit while observing the water;
Removed a rock wall that was placed in the front grass area and used those stones to build a small jetty at the eastern tank, which is now usable since we opened the road and cleared the dead trees and cedar from the area; Ducks, deer, turkey use this tank because of the cover it provides;
Removed 227 trailers of dead trees, brush and debris from the property and burned in the field about 8, 20-30 ft. X 40 Ft piles of brush and tree branches in my efforts to clean the property and allow the beautiful Post Oaks to flourish and younger tree sprouts to grow. Many of what we uncovered are now growing 4-6 feet tall and can be replanted in locations of an owners choosing. This property has the most pristine grouping of Post Oaks in the county, which were substantially improved by the clearing of the land. We also cleaned the area around the house area doing the same work and it too is a 3 acre, parking like setting making this land a wonderful area;
Added some plants in the beds;
Fire PIT:
Built a 20 x 20 ft. fire pit with the exterior lined with 4 cut limestone and a pit built with fire tiles/block surrounded with crushed granite; A cozy feature when the weather changes for great enjoyment;
Bridge:
Rebuilt the wooden bridge removing about 20 members that had rotted;
1,500 ft. metal work shop:
Added 200 amp panel to pole serving the 1,500 sq. foot metal work shop and brought in 230 amp service; installed large industrial air compressor and 50 ft. hose reel;
Removed the wooden shelves and replaced with walls of metal shelves to house equipment, tools and products needed to maintain the grounds;
Rebuilt the old work bench and added a new 10 X 4 work bench with a grinder and industrial vise;
Added 4 ceiling lights to provide light when needed;
Added two metal storage cabinets and a work table with a white marking boards to make notes and outline work needs;
Added a metal screw bin to sort various items; added a fuel/oil funnel bin; a key cabinet; bookshelf;
Built a heavy duty tool rack to hang chains , shovels and other equipment welded into place with channel iron and a stacking level on top for lumber etc.;
Split Rail Fencing:
Replaced about 200 feet of the split rail fence that borders the area near the home and extended it down into the southern forest area and repaired the wire fence and set corner braces to support and protect against this needed to be repaired for years;
(Southern) Back Cross Fence:
Removed the debris that completely block the cross fence about 5 feet on the interior side making a pathway around the fence perimeter; removed trees on poor type, cedars and brush to make this opening;
Western boundary fence:
Replaced all weak or missing t-posts along the western fence line and added 6 and 8 ft. wood post to bolster the support system; Cleaned and removed unsightly brush and cedar trees around this fence line;
INTERIOR:
Removed outdated interior columns post on the dining area and made a coffer ceiling over the dining table area painted with an accent color to the ceiling and trim;
Removed the outdated plastic bath tubs in each bathroom and their plastic doors which slid along the aluminum tracks and replaced each bathing area with a tiled mixture of bold colors and glass doors. This allowed me to enlarge the master bedroom shower, which also has been tiled in light warm colors;
Removed old tired bathroom vanities and replaced with specific fixtures pieces that can be removed, however, each piece was selected by the designer to exemplify the particular bathroom and all floors have been tiled when I removed the glued down laminate floor in each bathroom; new fixtures were put in each bath along with tastefully tile flooring.
Removed the glued down Home Depot lament flooring and replaced the entire house with engineered hickory wood floors, a cost of $38,000 for this aspect alone;
Removed the wall paper back splashing and replaced with tumble tile, doing the same over the wet bar;
Painted all the wood in a rich color with a bright accent white;
Replaced the A/C condenser and coil in the 5 ton unit;
Added a system to boost the nearest cell tower and hard wired the interior for Wi-Fi so computer availability is permanent versus the spotty status before;
Added wooden window covers when removed the sheer draperies and had a solar screen tinting panels placed on the back and front windows to reduce glare;
Replaced most light fixtures, all ceiling fans, added wall plugs and reset plugs, along with removal of the 2 height base floor molding and added 5 inch and painted; The paint color is modern and contemporary versus the stark white color of the house; changed out the stair laminate and placed new engineered wood to match the floor; the top floors are done to match;
Added tasteful mirrors, fixtures and other amenities.
