If you want a property that won't break the bank and allows you to hunt deer, pheasant and waterfowl then look no further! While walking the property it was hard to tell if there were more deer or pheasants. I literally flushed 20+ birds and saw over 30 deer. The deer trails were astounding and the cover reminded me of the plains of North Dakota. Deer and pheasants love this type of habitat and the sightings proved just that! This property borders the "Manston Slough Project" ran by the NRCS office. The project currently consists of the thousands of acres of land that borders this property to the east and has several water control structures to raise or lower the water level creating ideal waterfowl habitat. The plans are in place to incorporate this property into that project creating several pooled basins. The cool thing is the land adjacent to this property is open to public hunting giving you more opportunity to hunt and leaving this land as a safe haven for the deer, pheasant, and waterfowl until the time is right for you to go in and have some excellent shoots. The center of the public land is also very hard to get to, however, this property offers the perfect gateway to the center of that public property where I am sure the deer, pheasants and waterfowl go virtually untouched. I had to drive the "block" and it was hard to tell if the waterfowl hunting would be better than either pheasant or deer hunting? This area and property is in a game rich environment and is easily worth the money!
