Early day Texas entrepreneur and rancher, Tom Burnett (1871-1938), secured massive land tracts over a large portion of the Rolling Plains and Panhandle Region of the state, including the Triangle Ranch, a 26,000 acre spread purchased in 1910 near the town of Iowa Park, Texas.
The Triangle was a favorite respite for his daughter, also a renown rancher, horse enthusiast and philanthropist, Anne Valliant Burnett Tandy, (1910-1979). In 1989 her daughter, Anne, liquidated the Triangle in order to better consolidate management of the main Burnett 6666 Estate, located in King County, and the Dixon Creek Division, near Borger. The sale of the Triangle was handled by Chas. S. Middleton and Son.

The Moorhouse Property constitutes approximately 342 acres of the historical Triangle Ranch, purchased in 1989 when the ranch was sold. It is a piece of the once 26,000 acre holding of the Burnett ranching empire. Approximately 100 acres are cultivated, generally planted to wheat, and the remaining 232 acres are in native pasture. The pastureland is a combination of productive bottomland along the North Fork of Buffalo Creek and elevated deep soil uplands northwest of the flood plains.
Creek bottom acreage is defined by dense stands of hackberry, soapberry, elm, honey locust and mesquite canopy. Native grasses including western wheat grass, white tridents, and a host of other lowland species provide ample ground cover, especially in the moist areas along creek channels and flood zone. Upland sites support improved grasses along with gramma and native buffalo grass.
Buffalo Lake Reservoir adjoins the property on the northwest boundary and subterranean outflow maintains a constant low level passage of water in the Buffalo Creek channel during essentially all seasons.
Cattle grazing has been minimal in recent years thus sustaining a good cover of native grass in the upland acreage with wheat augmenting cattle forage during the fall and winter season.
A barn with concrete flooring and pipe cattle working pens was constructed in 1993 and this facility is in very good condition. A metal parking shed in good condition is also on site.
Perimeter fences are in good shape, but interior fences are being mended by current owners.
LOCATION
The property is located 4 miles west of Iowa Park, and only 18 miles from Wichita Falls, in Wichita County.
ACCESS
Easy access to the property is available along Burnett Ranch Road, approximately 3/4 mile off of Highway 287. A cattle guard marks the property entrance and an all weather road leads to the barn and cattle pens.
WATER FEATURES
The property has 6 stock ponds, five of which are less than an acre, and one covering approximately 5.4 surface acres when at capacity. The North Fork of Buffalo Creek channeling through the eastern portion of the property is fed by a subterranean flow from Buffalo Reservoir, located upstream, offering a moving water source at essentially every season.
RECREATIONAL FEATURES
Buffalo Lake Reservoir, in conjunction with the six stock ponds on the property, proves to be a magnet for various species of waterfowl. Also, along the Buffalo Creek flood plain and channel, habitat diversity is optimal for deer, feral hogs and turkey.
The 5.4-acre pond is stocked with channel catfish, crappie and bass. In fact, due to the familys busy schedule, the large scenic pond has received minimal fishing pressure, providing excellent fishing opportunities.

The owners will convey 50% of any/all mineral rights with acceptable offers. All wind energy rights will convey.
Decades ago, peanut allotments for the ranch were purchased and current owners receive annual payments resulting from this valuable allotment.
