This property is a great place to build a home, and there are multiple good building locations.
The land has 60 ft. of topography change across it, from the entrance to the creek bottom. The cultivation is on the front end, with the field having around 64 +/- acres. It is not cross fenced to separate it from the grass pasture, so livestock graze the whole property. The field is terraced to prevent erosion down the slope. Some areas need work but overall the terraces are in good condition. It has class 2 Carey silt loam soils, capable of growing winter wheat, hay grazer or improved range grasses.
The bottom land is really nice with lots of tall trees, including elms, hackberries and cottonwoods. A seasonal creek meanders through this draw, providing water for livestock and wildlife. The property includes land on both sides of the creek, with approximately 30 acres on the other side of it. Bowhunting could be really great along the creek, as it is a natural corridor for game. SURFACE WATER:
While there are no ponds or tanks, a large dam runs across the creek that used to back up a couple of acres of surface water. It has a break in it now that needs to be repaired for the basin to hold water again. When fixed, this small lake could provide fishing opportunities too.
Several smaller drainages feed the main creek that could have ponds built off of them as well.
