Location: The Els Ranch is conveniently located just 2.5 miles North of the Community of Ledbetter, Texas. It is located just 83 miles (1 hour and 20 minutes) from Beltway 8 and Hwy 290 in Houston. It is only 13 miles to Round Top, 25 miles to Brenham and only 11 miles to Giddings.
The Use: The ranch, which has been in the same Family for over 50 years, has been used as a hunting and recreational weekend retreat. It has nice scattered improved pastures for cattle grazing as well.
The Topography and Terrain: The ranch has a very nice roll at many different areas throughout the property with elevations changes ranging from 330 feet to 360 feet.

The Flora: The ranch has a very diverse set of trees that includes; post oaks, live oaks, elm, black jack oak, pin oak, burr oak, hackberry, water oak and yaupon. The grasses are improved Bermuda and native blue stem, gamma grass, dalis and natural rye grass.
The Fauna: The ranch has been an amazing place for hunting. It is surrounded by larger ranches which provides much cover for white tailed deer, hogs, foxes, coyotes, bobcats etc.. The duck hunting is unbelievable every year (per the owner) . The many lakes and creek provide a great habitat for mallards, wood ducks, gadwall, teal etc.. The Owner has said that they see duck counts in the hundreds all of the time during the fall and winter migratory layover!
The Creeks: The ranch is blessed with not one, but two live and named creeks on the property. The Turkey Creek is situated on the western (front) side of the property and meanders through the entire property from North to South. The other creek is Alligator Creek and it is located in the back Eastern part of the property and meanders from the North and toward the eastern property line.
The Lakes: I don't think that I have been on a ranch that has more bodies of water than the Els Ranch. There are over 15 ponds and lakes on the property that range in size from very small to 2 to 3 acres in size. The topography and watershed lends itself to the possibility of combing some of the lakes to make some larger bodies of water. All of the ponds are stocked with bass, crappie, catfish, blue gill and other perch varieties. The owner have caught a number of bass that weighed over 8lbs.
The Soils: The soils on the ranch are almost entirely made up of sandy loam material. Per the attached soils report the soils capabilities on the entire property qualifies for Wildlife and intense grazing which will be very viable for growing of food plots for deer, turkey and dove, while providing abundant grasses for cattle as well. The Amenities/Improvements: The ranch has a large shop/storage barn and a hay barn for storing hay for cattle. There is electricity throughout the property which will help reduce costs of providing electricity to the chosen building site. There is an old mobile home that has been utilized as a hunting camp. There is rural water that is supplied to the property.
