This property in Wapello County, Iowa, sits just east of Ottumwa and offers great secluded hunting and a couple of potential building sites. With only one mile of gravel from this property to the hard surface road, it's only one and a half miles to Highway 63 or less than two miles to the city limits of Ottumwa. The 65 acres are comprised of 43 acres of diverse timber draws and 22 acres of open ground that has been in hay production for the past several years, with four and a half of those acres currently in food plots. For the 2024 season, the 22 open acres will be converted into tillable production for a higher annual income. Over the last several years, this neighborhood has produced some giant deer. This property itself hasn't experienced much hunting pressure in the last few years. With the recent addition of food plots, a lot of big deer have started calling this place home. Once the rest of these open acres are converted into tillable production, the new food source will be a mecca for wildlife in the area. With all the different fingered ridge tops, this property offers a multitude of hunting locations and options. As you step into the timber, which was logged approximately 15 years ago, you'll notice it's very dense and provides a diverse mix of bedding cover. There are still plenty of big oak trees for the turkeys to roost and ideal south-facing slopes for the whitetails to lay on, whether it be little benches or deep creek bottoms for those hot summer days. There are a few nice trails on the property too, that allow you to get into the timber, whether you're trying to get your deer out during hunting season or you just want to do a little four-wheeling down to the creek. Once you get down to the creek, you'll notice there's seasonal water that goes through there and some beautiful rock outcroppings. Many Native American artifacts have also been found down there in the recent past. One thing worth noting is there's an easement on this property, along the east line, for the neighbor to get to his small parcel just to the east. Due to the roll of the terrain, you are not able to see much of this property, and it will not affect the hunting at all. Perhaps you're looking for a beautiful building site right outside of town. This property also has a couple of ideal locations for that. Water and electricity can both be accessed near the front of the property. Some properties close to town like this get overlooked for how excellent the hunting really can be. With the giant deer that have been killed in this neighborhood over the last several years and the big ones running around currently on this property, this is sure to have some excellent hunting for years to come.
