The premerchantable acreage is comprised of 6 stands, all young pine plantations. Non-Forest acres include clear cuts, roads and pipeline. The tract is 48.8% merchantable, 41.6% premerchantable and 9.7% non-forest. The soil maps for Walker County, Texas (USDA SCS) identifies the soils on most of the property as "Deep, sandy and loamy, gently undulating to gently rolling soils on uplands, with moderately high pine productivity potential (50 year site index of 80 for loblolly pine). Highly productive Kanebreak soils occupy the river bottom.
