LOCATION:This Ranch is located approximately 5 miles east of the city of Victoria near Loop 463. With the growth of Victoria continually increasing in the eastward direction, this property rests in a prime location.

IMPROVMENTS:The headquarters of the Ranch includes a very nice ranch foreman's home along a large set of working pens with a built in scale and loading chute. In one particular area on the property there are a set of small sheds and barns situated with electricity, a domestic well, and an old homestead. The perimeter fencing is in good shape and in some areas new. The current owner is continually in the process of building new fencing. Many of the interior roads are gravel and in very good shape. There are many low water crossings constructed of concrete and in one area, a concrete bridge that crosses the Garcitas Creek.
TERRAIN:The Ranch terrain consists of flat prairie, gently rolling coastal prairie, and gently rolling dense brush and trees. Trees are mainly comprised of Live Oak, and Post Oak with many other types of trees and brush intermixed. The native grasses on the property include but not limiting Bahia, Bluestem, Bermuda, and an improved portion of Bahia. The majority of the Ranch is located in the 500 year floodplain with only a small portion that surrounds the creeks being in the 100 year floodplain. There is a positive runoff on the ranch in times of rain.
SOILS:The area in which the Ranch is located is consisted of primarily dark clay and sandy loams which contribute to the dense amounts of grass and forage.
RECREATION:The area in which the Ranch is located supports many different species of wildlife. The Ducks Unlimited Pond contributes to excellent winter duck hunting. There are many species of birds, including quail, dove, and turkey. This ranch has an outstanding potential to be a remarkable deer hunting property. Deer are very abundant and so are the feral hogs. High fencing this Ranch could make for a five star hunting and management program.
