Water: This ranch is well-watered. There is a water well and two drinkers in the south pasture and well and several drinkers in the north pasture, house trap, pens, and west pasture. The wells arearound 500' deep and the groundwater is accessible, prolific, and high quality, being part of the Edwards-Trinity or Plateau Aquifer. The windmill towers arestill standing at the well headsalthough the wellshave been convertedto electricity in recent years. There is a reservoir and water trough at each well.There are several dirt tanks and drawsproviding plentiful water for livestock and wildlife.

Utilities: Electricity can be scarce in this part of the country but not on this ranch. There is electricity provided to bothwater wells, the homestead, and hunter's cabin.

Access: The ranch has great access from Fielder Draw Road, which is a well-maintained county road. The road system across the entire ranch is good. You can access just about any part of the ranch in a pickup.Fielder Draw Road runs through the middle of the ranch and out the west side. There is a landing strip at the headquarters in the North pasture and another just east of the ranch on the county road for the convenience of flying in. Del Rio International Airport is approximately 90 miles away and Interstate 10 runs approximately 40 miles north of the ranch. The ranch foreman lives on his own piece of ground right off of the county road between the north side of the ranch and the south side.

Terrain: This is the Western Edwards Plateau transitioning into the Chihuahuan Desert, a convergence of two biologically distinct eco-regions in Texas. The topography of this ranch is diverse, attracting many species of wildlife. Broad tops with big valleys create a combination of easily accessible gentle land with deeper soil and limestone bluffs, rim country, steep hills, and canyon heads creating a diversity of habitats. It's also loaded with canyons, mountains, caves, and excellent vegetation cover making this an explorer's dream. The elevation change is not too drastic and has a gentle slope from oak-filled draws that run when it rains to outcroppings of rock and caves up in the canyons. There is about a 60' difference between the draws and the hilltops. In the draws, the elevation is approximately1980' and on the mesa, elevationsarearound 2040'. The elevations are gentle, making mostof the ranch very accessible and usable.

There are also many exotics that roam this area including Elk, Blackbuck, Red deer, and Axis. Wing shooting opportunities for blue quail, bob white, and mourning dove are also good. Other wildlife includes Black bears, Bobcats, Coyotes, Javelina hogs, Mule deer, and plenty of varmints. Recently, there have been 6 mountain lions killed on the ranch. The family has always taken the children fishing in the large reservoir behind the ranch house. It was stocked years ago with Pecos River perch. The Pecos River crossing is approximately miles down Fielder Draw Road in Pandale and is a great place to go float, swim, or kayak. This ranch has been well-managed for decades and is known for its combination of native grass, shrubs, and trees. The ranch is divided into upper mesa land and lower valley/canyon land. The property's browse and grasslands are in great condition, a result of responsible grazing methods. Native grasses, forbs, browse, brush, cacti and trees not only provide excellent habitat for game species such as deer, turkey, quail, and dove, but also for non-game species such as Texas horned lizard, songbirds, fox, ringtail, lions, bears, and many other animals. Structures: The large homestead is a little over 2500 square feet with extra room for multiple beds on the enclosed porch. It has a fenced-in yard, shop, and many outbuildings. The hunter's cabin can sleep 8 and has a middle room with the kitchen and a room with bunk beds on either side of the kitchen.

Livestock: Historically the ranchhas supported one animal unit per 35 acres and the family has had success at runningsheep and cattle.

Income: The ranch has had the same set of hunters year after year. They are a nice bunch of men. The hunters pay by the gun and there are approximately 6 for the north side and 6 for the south side.

Fencing:There are two sets of pens and the water lots have traps around them to make gathering livestock easy. The perimeter fences and cross fences are also good as they keep sheep and cows inside.
