The ranch is intersected by Box Canyon Rd, giving the total property 5.4 miles of paved frontage road. The ranch borders the U.P. rail on the far north end. There is a 1,000 acre high-fenced pasture within the ranch with numerous whitetail from improved genetics, Transcaspian Urial and red sheep. The remaining acreage is low-fence and offers exceptional hunting with turkey, whitetail, hogs, javelina, quail, axis, dove and occasional exotic. Black bear, coyote , mountain lion and bobcats also roam this area. There is an old hunters' cabin near the center of the property.
The ranch has incredible views of the lake and beyond in numerous areas. Considering the road frontage, electricity, groundwater, rail frontage, and warm climate, the development possibilities are obvious.
