Dolan Creek Road Ranch is located about 50 +/- miles south of Sonora or 50+/- miles north of Del Rio. The ranch is located west of Hwy. 277, approximately 5+/- miles down Dolan Creek Road.
LAND
The land offers rolling terrain with good native grasses, live oaks, juniper, mesquite, and persimmon trees. There is a good mixture of high plateaus with picturesque views, nice canyons and draws, and mesquite flats. The ranch is perimeter fenced with a combination of high and low fencing. Interior roads are in good condition, and there are secondary roads that can be traveled by ATVs.
Dolan Creek Road traverses the ranch from east to west for approximately 8,000+/- feet for ease of access through the ranch. About two-thirds of the ranch is north of Dolan Creek Road, and one-third is south. The property has an easement along the southeast and south boundary lines for neighbors to access adjacent properties.
IMPROVEMENTS
There are no structural improvements, providing a blank canvas for the next owner. There is one operational water well, as well as on-site electricity.
WILDLIFE
The ranch has abundant native wildlife, with sightings of whitetail deer, bobwhite quail, blue quail, turkey, dove, hogs, foxes, and bobcat.
WATER
One operational windmill is located in the northeast section of the ranch, providing water to multiple troughs for livestock and wildlife use. There is an old header dam on the ranch that backs up water and is supplemented by a water line from the windmill.
