LOCATION: This exciting ranch is located 19 miles NW of bustling Uvalde, with about ½ mile of frontage on Hwy. 55, which travels north towards Rocksprings into the pristine Upper Nueces River valley. Uvalde is home to big box stores, all supplies and services, as well as a hospital. WATER: The main event is over one mile of frontage on the clear, cool, spring-fed Nueces River along the western boundary. This water is as good as it gets, with clean spring water flowing over limestone gravel and rock shelves, forming clear holes up to chest deep. Fishing, floating, kayaking and rock skipping are favored activities in this, some of the biggest, most pristine water the State of Texas has to offer.
Another amazing water feature is the mysterious “Blue Hole,” fed by underground springs and sheltered by giant pecan and liveoak trees. This exquisitely private feature lies near the headquarters, is up to 12+ feet deep, and is about the size of half of a basketball court. It is one of the coolest swimming holes this observer has seen, and is so clear that individual pebbles on the bottom can be counted by someone standing on the bank out of the water.
Wildlife and livestock are watered by a system that includes several known wells which have electric submersible pumps. The water is strategically piped to troughs situated throughout the ranch, and additional stock or residential wells are permitted by the Conservation Easement on the ranch at approximately 400’ depth.
LAND: As stated, this is the highly desirable “transition country,” where the Edwards Plateau and South Texas Plains merge, resulting in some of the most interesting variety of habitat and vegetation known to be found in Texas. The relief is dramatic, with a low elevation of 1100’ where the river meets the highway, with several peaks to the east attaining altitudes of over 1640’. Steep canyons flow down into gentle, deeper soil plains from towering ridgelines. Opportunities for exploring, hunting, birding and hiking are endless, and the views from the ridgetops are New Mexico-like in their panorama.
Soils range from deeper, silty clay-type soils along the drainages to shallower clay soils with limestone outcrops at the base of the hills. Some areas of the ranch are tillable and could support food plots for wildlife, and there is an amazing variety of shrubs, trees, grasses and forbs to support diverse populations of wildlife, birds and other critters. Hardwood trees include liveoak, lacy oak, mesquite, cedar and walnut, while nutritive woody shrubs include guajillo, granjeno, ceniza, persimmon and blackbrush.
The area along the Nueces River shows some sandy loam dirt, and is home to towering liveoak & pecan trees in the bottom. This riparian area is lush, and provides habitat to scads of wild turkey who roam the countryside in large flocks. Other wildlife present throughout the ranch includes large, native whitetail deer, hogs, dove, songbirds, varmints and exotic game. The hunting is regarded as excellent, and could be further enhanced with species-specific management if one so desired.
IMPROVEMENTS: Not over-improved, this ranch has a very useful headquarters near the river and “Blue Hole.” One home is of rock construction, is 3BR/2BA and contains about 2,300 square feet, and the other is a much smaller, very cool restored rock farmhouse that would make great guest accommodations. A good barn/shed, pens and several other usable outbuildings comprise the headquarters. Nothing fancy here, but plenty enough to be useful while planning and constructing something much more substantial.
There are about 5 miles of new, all-weather ranch roads, plus has cleared and bladed miles of side roads, giving excellent accessibility to all areas of the ranch. An aforementioned water system supplies ample sustenance for livestock and wildlife. Fencing and cross-fencing are adequate for normal ranching purposes, thus giving the ranch an infrastructure that is rated as “above average” for the area, though part of the south boundary is unfenced at this time.
FINANCIAL/TITLE: Asking $1500/acre, cash to Seller, who will provide current survey and basic title insurance. Seller will convey all owned minerals, and Property is subject to a Conservation Easement restricting ranch against subdivision, mineral production and several other ecologically sensible covenants.
