Wildlife: The River attracts an abundance of native wildlife and offers good bass fishing. Excellent brush and good bottom land occupy this good habitat. Large oak trees provide good turkey roosting sites. Game includes whitetail deer, turkey, dove, quail, javalina, hogs and varmints. The land has been lightly hunted over the past 20 years and well managed the last 4 years.

Water: Approximately 1.8 miles of Nueces River comprised of deep holes to fast flowing rapids. This part of the river is crystal clear and very private. The River makes the property a great

year-around ranch, providing good fishing, swimming, kayaking, snorkeling and tubing. There are 2 water wells on the property, one providing water to the home and the other providing water to a trough. There is one pond that provides water for wildlife and good dove hunting.

Vegetation: The ranch has excellent brush diversity along with large oak trees. Brush species include guajillo, black brush, guayacon, cenisa, white brush, persimmon, prickley pear, granjeno, and many more. Large oak trees and mesquite trees can be found throughout.
