Overview: The property features a turnkey custom 12-stall horse barn with 2,780 SF of beautiful living space, a covered arena, shop, foreman’s home, cross-fenced pastures, and plenty of surface water. The ranch is fenced and cross-fenced for optimum pasture management and is setup to provide the new owner with an incredible and productive property. Anding Acres boasts native and planted timber, rolling terrain, manicured and productive pastures, as well as abundant water. This attractive yet functional property offers everything one could desire in a combination equine property.
Improvements: The paved, gated rock entrance winds its way through improved pastures and towering pine trees where you’ll find an immaculate ~16,000 SF equine facility. With nearly 2,000 linear feet of paved drive and parking areas, you’ll find the access in and around the facilities are both well-done and convenient. The main barn was built in 2009, but completely remodeled in 2019. The barn features (12) 14’x14’ stalls (6- Priefert and 6-concrete), all LED lighting, a feed and tack room, two additional storage rooms, an office (all rooms are under central HVAC) a wash/grooming stall, kitchen area, bathroom, and ~2,200 SF of shop space. Outside the shop there is a large concrete porch with 2 RV hook-ups for convenience and plenty of space for parking trucks and trailers. There are also 4 turnouts (one on each corner of the barn). The barn is well insulated, has multiple heaters throughout for the colder months, and is outfitted with a fly spray system that covers the entire barn. The barn also features alley ways with 14’ doors to provide the ability to pull through from 4 directions the entire length of the barn.
Upstairs you’ll find a well-done 2 bed, 1 bath living quarters with a large kitchen and living area and plenty of storage as well. The kitchen features Jenn-Air appliances, a Kitchen Aid gas range, granite counters, custom cabinetry, and tile floor throughout the living area. The bedrooms are very large and currently sleep 3 but could sleep 4. They both feature new carpet and wood flooring with high ceilings, large closets, and additional storage space. Uniquely there are two observation windows in the main hallway upstairs where you can view each side of the barn below, in the event you have a horse needing a close eye.
For functionality purposes there is also a large drain system that incorporates the area surrounding the barn, inside the barn, and around the turn out pens so water from the wash rack and stormwater runoff drain away from the facilities.

Electric Priefert Horse Walker with Priefert panels
1,152 SF Foreman’s home w/ 3 beds and 2 baths
1,200 SF Shop near Foreman’s home
Prepared house pad on the large hill overlooking the main facilities (if new owner desires to build an additional home)
0.4-mile track for conditioning horses
Trees, Grasses, Forbes and Soil: The ranch is located within the Piney Woods region of Northeast Texas and features ~ 24+/- acres of improved, productive pastures; the balance remains in scattered mature timber and open areas. The timber species that dominate this landscape are both aesthetically pleasing and beneficial for wildlife. Those species include both Red and White Oak varieties, Hickory, River Birch, native Pine, Elm, Cedar, Willow, Persimmon, Maple, and an abundance of native browse for deer and other wildlife. Most pastures have been previously seeded with Coastal Bermuda and also feature some native grasses, but have been intensely managed over the years for maximum productivity. The ranch boasts Priefert fencing around the improved pastures for both functionality and aesthetics. The majority of the property’s upland terrain is dominated by Kirvin fine sandy loam and Bowie fine sandy loam while Sacul silty loam can be found within the creek drainages. The owners have cleared areas within the eastern half of the property for trail riding and hunting where multiple feeders and stand setups can be found.
Water: Anding Acres boasts numerous water features across the property. There are 3 ponds, two of which are fully stocked. Each pond is located in a separate pasture for the livestock. The ponds are ~ 0.2 ac, 0.6 ac, and 2.2+/- ac in size. Located on the east side of the ranch are two creeks that converge providing more water for wildlife. The yearly rainfall for this area historically averages 40-50 inches per year. A 500’ deep water well accessing the Wilcox Aquifer feeds the barn and all facilities as well.
Topography: The ranch has rolling terrain with well-drained soil with no FEMA Floodplain present on the property. The highest point on the property is approximately 350’ ASL near the west side of the ranch eventually sloping down to the lowest point just below 270’ ASL on the southeast portion of the ranch.
Wildlife and fisheries: The owners have done a lot over the years to attract and build a healthy deer herd on the property. The new owners will be able to enjoy this if they continue to maintain and improve habitat. Deer historically use this ranch year in and year out in light of their efforts. The wooded areas through the northern and eastern sides of the ranch provide abundant native browse and areas that food plots can be developed for wildlife. The south-eastern pond is stocked with various panfish and bass and fishes very well. The pond closest to the barn is stocked with catfish and bluegill. Dove are also abundant in this area in late summer and early fall. Lastly, there are two areas along the creek in the southeast corner that seasonally hold water and can be used for waterfowl hunting as well.
Easements: There is one electric easement on the western portion of the ranch for the electricity to the main facilities.
