The Long Tract (#03019-03559) is a +/- 105-acre parcel of timberland located in southern Union Parish about 7 miles southeast of Farmerville, LA (North 32.708698, West 92.315791). The southern edge of the property is hilly and slopes downwards to the north to more of a flat river bottom. Access to the southeastern edge of the property is available with a woodsroad running about 300 yards north from Union RD #5587 aka "Ruggs Bluff RD". Nearly 38 acres on the southern edge consists of mixed hardwood/pine upon more well-drained upland topography (a timber inventory estimate is available upon request); the remaining portion of the property features primarily hardwood river bottoms along with an intermittent creek drain. Bayou D'Arbonne, a 27-mile scenic river flowing from Bayou D'Arbonne Lake all the way down to the Ouachita River, runs along the northern edge of the property. According to the USDA NRCS web soil survey, the soil composition of the upland portion along the southern edge of the tract is based predominately upon Darley gravelly fine sandy loams giving the tract a site index of 84-85 feet for Loblolly Pine (base age 50).
