This is an excellent little tract for deer, duck, and small game hunting that can be bought at a reasonable price so MAKE AN OFFER. It is surrounded by timber land adding to the overall wildlife habitat. A beaver dam holds water on the east side and is usually full of wood ducks.
A recent timber cruise (see summary page) shows a modest amount of mixed hardwood sawlogs and pulpwood.
The property has no legal access but it is usually accessed at the NW corner by existing logging roads. The sellers are not going to acquire legal access for this tract. The new owners will have to make their own plans with the adjoining land owners. The owner to the west has said he would work with a new owner to access across his property.
There is no hunting lease currently on the property.
