This set of improvements has a row of mature, old-growth Austrian Pine trees and very attractive landscaping.
2. In reference to this 960 deeded +/- acre tract please be advised that one acre between Circle #3 and Circle #4 in close proximity of the improvements and also just south of Boggs Road, has been donated and deeded to Union County for the local fire department.
The improvements located on this one acre tract is not a part of the improvements included in the sale of the Sedan Grain & Beef Factory.

Cowen road then proceeds north for 1 mile along the east boundary of the property.
