According to the owner of this ranch, a wind energy lease is in the process of being prepared for the owners review and that there is word of a wind energy farm to be built in Harding County which is the next county southwest of Union County, NM.
For those readers interested in wind energy income this may be the beginning of a wind energy farm to be built in Union County, NM even though no firm commitment has been made at this time for a wind energy farm on or near this property.
The ranch is currently situated in two parcels instead of the original five parcels due to negotiations that have been made to trade-out parcels belonging to a family member and a neighbor thereby adding approximately 920 acres of deeded land and approximately 320 acres of New Mexico State Lease to the ranch.
Approximately 277 un-fenced acres belonging to a family member is currently being used by the owner in the extreme northeast corner of the ranch until the area is fenced.
Due to one of the trades being made, approximately 1.5 miles of 1 black Poly, underground waterline plus two drinkers are being installed from the well at the home adding water to a portion of the northeastern part of the ranch for stock and wildlife and adding approximately three miles of five strand, barbed wire fencing with steel and cedar post to that same area.
Improvements on the ranch consist of a recently remodeled home with three bedrooms and one bath, a metal roof and stucco siding.
Working facilities located approximately one mile from the headquarters consist of a very good set of pipe corrals with working tub, permanent loading/unloading chute and an open-front, sheet-iron barn. A second set of working pens that are located on the south end of the ranch consist of heavy metal panels attached to railroad ties.
Most of the fences on the ranch consist of five strands of barbed wire on steel and cedar post which have mostly been built within the last ten years.
Antelope Springs is a large spring located in the northeastern portion of the west tract in close proximity to the Antelope Springs Road which greatly enhances the aesthetic value of the ranch for wildlife and livestock water.
In addition to the large spring, water for the ranch is provided by a domestic well equipped with a submersible electric motor and pump located at the home, a second domestic well equipped with a submersible electric motor and pump is located at the main pens and 8 domestic wells equipped with windmills located strategically throughout the ranch.
Depths to water in most of the wells is in a range between 80 & 160 deep.
The grass turf on the ranch is in very good condition with predominate grasses being Grama and Buffalo.
