The Cole Timber #2 Tract (Listing #1630) is described as NE of NE, Section 17, Township 18 South, Range 16 West, containing 40 acres, more or less, Union County, Arkansas (see attached maps). Access is woods road via Highway 15 (Haynesville). Site index for loblolly pine averages eighty-eight (88) feet (base age 50) on Sacul-Sawyer, Rosalie-Warnock, fine sandy and silt loam soils. Timber consists of 40 acres of 2nd thinned 1994 pine plantation and 1 acre Pipeline. Terrain is gently rolling.
Based on inventory of merchantable timber on 40 acres, conducted by Kingwood Forestry in November, 2021, estimated tree counts and timber volumes are as follows:
