Cole Timber #1 (Listing #1629) is described as Part of Section 30, Township 18 South, Range 16 West; Part of Section 24 and 25,Township 18 South, Range 17 West; containing a total of 246 acres, more or less, Union County, Arkansas (see attached maps). Access is frontage on Highway 15 (Haynesville) and Mount Willie Road with internal woods roads. Site index for loblolly pine (base age 50) averages eighty-eight (88) feet on Sacul-Sawyer, Warnock-Smithdale, fine sandy and silt loam soils. Timber consists of 204.1 acres of 2nd thinned 1994 pine plantation, 28.3 acres of 2015 pine plantation with 10.3 acre of hardwood SMZ. Terrain is gently rolling with Beech Creek flowing along south portion of property.
Based on inventory of merchantable timber on 204.1 acres, conducted by Kingwood Forestry in November, 2021, estimated tree counts and timber volumes are as follows:
